FLOOR PLAN
Most people come to us without a definite floor plan but with many great ideas and others may have a full set of construction drawings ready to break ground. We have several resources to previously built house plans which are available at dscounted prices. We can also help you design a floor plan based on parts of several different plans or simply modify an existing plan.

FINANCING
Owner Built has identified several construction lending programs that are both competitive and can be tailored to your individual needs. Some programs offer Zero down, no payments until the house is finished, and a 12 month build time. The interest rate can be locked at the start of construction and remain fixed for the life of the loan. We can also work with your lender, or compare them to ours for the best possible deal.


COST
How much will my house cost to build? Can it be done within my budget? How can I avoid cost overruns? These are all important questions and ones Owner Built will help you answer. Much of this will depend on the amenities that you choose for your home, required site prep costs, and desired layout. Owner Built has developed a building questionnaire that asks you hundreds of questions about the house you want to build.

After your plans are complete, we will obtain bids from our local subcontractors.  Based on that information, we produce the final budget. At that point ,we can make changes as needed to keep you within your perimeters. Unlike some services, Owner Built does not require that you use our subcontractors. We will even provide you with a list of additional suncontrctors subs to choose from in each of the trades, or you can use your own. We can now submit a budget and description of materials to the bank to finalize the construction loan. We always include a contingency fund (5% of the actual cost to build) in the budget for upgrades, material increases or cost over runs. As a General Contractor we can step in at any time you need us and assure the project will get finished.

BUILD
We provide you with a step-by step guide for your project. To insure quality control you will be provided with review sheets so you know what is expected from each subcontractor prior . Owner Built will walk the job prior to all inspections and provide a list of corrections as well as meet with you on site throughout the project to insure the process is running smoothly and answer any questions you may have.
